Vapor barrier work for raised houses

  • New crawl space barrier

A fresh plastic cover over the whole dirt floor, in a thinner sheet or a heavy reinforced one, for crawl spaces with no cover or one past saving.

  • Repairing the cover you have

When the plastic is mostly sound with a few tears or loose edges, we patch and reseat it instead of tearing it all out and starting over.

Do you need a vapor barrier under your house in Bell?

Vapor barrier installation in Bell means laying plastic sheeting over the dirt floor of the crawl space, the low open area under a raised house, so it helps hold back ground moisture and soil gases like radon before they reach your floors.

Most people call after they notice a musty smell or cold floors, or crawl under and find the old plastic torn, bunched up or missing. The price moves with the size of the crawl space, how thick a sheet you pick, how much old plastic and junk has to come out, and whether the space is sealed and needs every seam closed up. The schedule turns on how easy it is to get under the house and how soon the space is cleared, and I give you the price in writing after I've looked. If the floors still run cold once the ground is covered, crawl space insulation may be the next step.

Vapor barrier jobs, from drainage to seams

I start by telling you whether your crawl space needs a repair or a new cover, and whether it's vented or sealed, because that decides how we finish the seams.

  • Reading the drainage

Before laying plastic, we check where water runs under your house, so the barrier leaves it draining the way it does now.

  • Laying the sheet

We cover the bare ground wall to wall in overlapping runs and cut neatly around piers and pipes, so no dirt is left showing.

  • Seams to match the space

In a sealed crawl space we seal every seam and every pipe through the plastic, while a vented one doesn't call for that step.

  • Air leaks above the floor

Air leaks usually carry more moisture than vapor working through materials, so I'll tell you if attic air sealing belongs on the list too.

  • Insulation once it's covered

With the ground covered, I'll tell you whether your older house needs retrofit insulation now or whether it can wait.

I look at your crawl space myself before you get a price, and after our installers finish, I go back under and look it over before we call it done.

  • Licensed and insured, crew works safe

We're licensed and insured. I want my crew working safe in tight crawl spaces and leaving your house clean, with the old plastic and scraps picked up.

Vapor barrier questions we hear

How long does a crawl space vapor barrier last?

One cost guide puts a thin 6-mil "contractor grade" sheet at 3 to 5 years and a 20-mil reinforced barrier at 25 years or more. Energy guidance calls for at least 6 mil, so the heavy sheet goes well past the minimum. The thin one costs less up front, but for a house you're keeping I'd usually pick the heavier one so nobody's crawling back under in a few years.

How much does vapor barrier installation cost in Bell?

The price comes from the size of your crawl space, the thickness of sheet you choose and how much prep it needs, so I give you a written number after I've looked. Pulling out old plastic and debris, sealing seams in a sealed crawl space and tight access all add work, while a repair of plastic that's mostly sound usually costs less than a new cover.

How do I get my crawl space ready for a vapor barrier?

Clear out anything stored down there, plus loose debris, so the plastic can cover the ground completely. If something's too heavy or you can't reach it, tell me at the estimate and we'll work out who moves it.

What happens if the wrong vapor barrier is installed?

The wrong vapor layer in the wrong spot can make the walls, floor or roof that keep the weather out wear out early. It's worth asking any installer where each layer goes and why before work starts, and I go over that with you at the estimate.

Does my house need a vapor barrier in the walls?

Often it doesn't, because in many cases no vapor layer is required in the walls at all. When one is, the kind depends on the climate zone and what's on the outside of the house, so I'll tell you what yours calls for before we put anything in.

Do I need a vapor barrier if my house is on a concrete slab?

On a slab, the plastic layer belongs under the concrete, over a gravel bed that helps moisture drain away, and it goes in when the slab is poured. A crawl space barrier is for raised houses, so if you're on a slab, tell me what you're seeing and I'll say what the job really is.

Vapor barrier installation in Bell and nearby cities

In Bell, the city's Building and Safety Division issues construction permits and inspects the work, and the city says most homeowner projects need a combination permit, the kind it uses for single-family homes and other small projects. Whether your vapor barrier job needs one is the city's call, so we check with the office for your address before we start, and if it does, we handle pulling it. You can ask yourself by calling the city at (323) 588-6211, extension 2611.

A lot of our calls here are older raised houses where the old plastic is torn, pushed against the walls or buried under stored things, so the job starts with clearing it out. We do the same work in East Los Angeles and Walnut Park, where the permit office is different, so we check with that one first.
